Asset Management We have developed sound management expertise, which is essential to maintain the high quality and value of its projects over the long term. The company has managed properties since 1978 with a staff of well-trained, courteous professionals.

Construction Management The company was founded with a product oriented bias. Well-constructed functional buildings have been at the heart of the firm's mission since its inception. Thus, we established a construction management division early in its formation in order to ensure that its products are correctly constructed and that its tenants enjoy a positive experience with the construction of their new office quarters. Koehler & Company selects the general contractor most qualified to build its major development projects then carefully manages the design-development process to develop economic construction details while meeting design objectives.

Consulting Koehler & Company brings its ownership mentality to all projects by providing development and brokerage services to independent clients on a consulting basis. The firm has assisted various clients with asset acquisition, ground-up development, repositioning of existing portfolios, and property disposition. The firm has acted as the development manager for a national corporate tenant on a 600,000 sf national corporate office headquarters facility, assisted area technology firms on build-to-suit facilities, and represented an institutional owner with the long-term lease renewal of a 300,000 sf office user.

Stephen K. Koehler


Stephen K. Koehler, Chairman, founded the company in 1976 as a real estate development and management enterprise. Steve received a B.S. degree in Construction Management from the University of Washington's College of Architecture and Urban Planning. Steve also earned an MBA degree from the Harvard Business School and gained valuable experience as a project manager for a national development firm prior to returning to Seattle to create the company. Steve directs the firm's business units and guides the company's resources to achieve its mission.

Christopher Koehler


Christopher Koehler, President, joined Koehler & Company in 2007 after eleven years in various sales and marketing roles with the last 6 years spent in leasing and investment sales at the commercial brokerage firm CB Richard Ellis. Chris earned a Bachelor of Commerce degree from Santa Clara University and holds a State of Washington Real Estate License.

Amy Parley

Senior VP of Property Management

Amy Parley, Senior Vice President of Property Management, joined Koehler & Company in 2005 after gaining considerable experience as a property manager with two other firms in Seattle. Amy's duties include oversight of all operating properties including leasing and marketing, overseeing major maintenance contracts, capital operating budgets, and tenant relations. Amy holds a State of Washington Real Estate Broker license.

Gerald Keleher

Senior VP of Development

Gerald Keleher, Senior Vice President of Development, joined Koehler & Company in 1986 after receiving a Master of Architecture Degree from the University of Washington. Gerry's primary responsibilities include design development and project management, cost estimating and budgeting, project scheduling, and oversight of entitlement processes. Gerry also holds a Bachelor of Arts Degree from Harvard University and has completed the Certificate Program in Commercial Real Estate and the University of Washington.

Karen Higgens


Karen Higgins, Controller, brings to Koehler & Company fifteen years of financial accounting experience in the professional service sector, with five spent in Construction Management accounting for a firm holding a portfolio of Class A commercial real estate. Karen has an extensive history working with differing asset management, data-based accounting packages designed specifically for the commercial real estate industry. Currently, Karen oversees the accounting for the Company's commercial property portfolio utilizing fully integrated financial, property management, and operational systems. Karen holds a B.S. in Accounting from Franklin University.
